70% of business representatives consider the airport to be the most attractive place for doing business
16 January 2018, Domodedovo, Moscow Region. The analytics center of Moscow Domodedovo Airport presented their research results of the opportunities available for F&B and retail market development in the airport segment. Expert survey took place among the companies in the commercial real estate market.
More than 70% of respondents believe the airport to be a more attractive space in comparison to other areas of commercial real estate. At the same time, 90% of participants noted that an airport is more attractive than other transport real estate. The following key factors were highlighted by the tenants as the most attractive at airports: high foot traffic, 24 hour passenger flow and a relatively high purchasing power of passengers.
Almost two thirds of respondents stated that the revenue of the retail space is noticeably higher if it’s located in the special shopping area. So the commercial areas of the new segment of Domodedovo Airport terminal (T2) are organized in accordance with the principles of commercial zoning. Commercial blocks will be allocated in a “shopping street” configuration, taking into consideration characteristics of passenger behavior, purchasing power and the functional features of “clear” and common areas.
“The expansion of the airport complex and the increase of international tourist flow is a stable base for the growth of the non-aviation business segment at the airport – the commercial services. The shortage of commercial spaces at the airport will be compensated by opportunities available at the new segment of the terminal in the near future. With its opening, the retail area will increase up to 16,000 sq m and the total commercial zone will double in size. That will give additional opportunities for the development of Duty Free shops, cafes, restaurants and passenger services.” – stated Elena Pinteleeva, Director of Development “Domodedovo NON-AVIATION Sales” – a business unit within the DME Group responsible for the non-aviation activities.
Significant government actions for the market development of commercial areas at the airport have been noted, such as the stimulation of inbound tourism, development of the TAX FREE service and the ability to open Duty free shops at the Arrival point, which is offered by the new EAEU Customs Code.
The details of the research can be found in the presentation.
